The Cadogan Estate is continuing their work on the property at 196-222 Kings Road.  The Waitrose has remained open, while other businesses, such as the pub and theatre, have temporarily closed while the development team works on restoring the historic façade of the original art-deco Gaumont Palace building on the King’s Road.  Overall the project is expected to take approximately four years with completion in early 2022.

The most current information on the development is available on the Cadogan project website at https://196-222kingsroad.co.uk/.

2016-17 Update

Cadogan Estate, the site owner, and their architects consulted with all of the local residents’ associations as well as residents on their plans for re-development of this site – expected to include a cinema, pub, large flagship retail store and residential space, although the locations of some are likely to vary from their current locations..

SSDRA was actively involved in these meetings and provided input into the process.  During their active discussions with residents’ groups, Cadogan listened to and incorporated key concerns and views into their development plans; therefore, we believed that the outcome would be positive for the area. Overall, the aesthetics and design of the site will be attractive and bring back some of the original art deco features of the building.

However, it is proposed that that cinema will be moved to a basement location, which The Curzon strongly opposed.

Cadogan re-submitted their proposed plans in 2015 and they were approved; the updated proposal demonstrated a major improvement on the 2014 version, indicating that residents have a strong voice that the council and developers will listen to.

Work was expected to start in 2015.
